Cost Range (ICI)

Niagara Canada encompases an area of 718 square miles (1,800 sq km).  The costs of both land and buildings are significantly lower than in larger urban areas while sites have excellent highway access and close proximity to major markets such as Toronto and Buffalo, and the North-Eastern States.

Lease rates for industrial space tend to begin at $3.50/sq ft net/net/net and commercial space rates begin near $10/sq ft.  Higher prices can be expected for smaller spaces or prestige locations.

Land prices vary dramatically across Niagara.  Serviced industrial land begins in the $20,000-25,000/acre range and increases to more than $100,000/acre range for prestige industrial land with highway visibility.
