Industrial Land

Competitively-priced industrial real estate helps lower overall business initial investment and startup costs. Niagara Canada has a very tangible advantage in terms of a sufficient supply of serviced industrial land at reasonable cost. Prices typically range from between C$25,000/acre to C$60,000/acre, depending on the exact locations and other factors. Prestige industrial sites with highway exposure are the highest priced industrial property.

Industrial Construction Cost (per sq.ft.)

Average industrial construction costs for a 50,000 sq ft industrial buildings start at approximately $40 and $45 per sq ft and increase depending on the building. There are a number of Niagara-based industrial/commercial contractors that can provide detailed building and project management services at competitive rates.

Utilities

Local electrical companies based in Niagara source power from the Ontario Hydro power grid and then supply power to end users.  Both water purification and sanitary sewage services are supplied by the Region to local municipalities for distribution. An abundant supply of reasonably-priced water and electricity make Niagara a competitive location in Canada for industry. Niagara draws its water from the Great Lakes which form the largest group of freshwater lakes on earth. Utility services are provided to the property lot line, with companies responsible for connecting their facility to the servicing infrastructure within the site and at the lot line. Costs are dependant on particular site conditions.  Enbridge Gas Distribution is the largest Canadian gas utility serving our 1.7 million residential, commercial, and industrial customers. Enbridge is committed to supporting the development of new and potential industrial business partners who have chosen to locate in the Region of Niagara. Enbridge will provide potential customers with the confidence their current and future natural gas requirements will be delivered to the selected site. If natural gas is not immediately available at the proposed site, Enbridge is prepared, after economic and technical evaluation, to install additional services or upgrade our exiting distribution system to meet the new customers’ fuel requirements.

Noise restrictions

Regulations governing restrictions on noise levels are set by the Provincial Government in the Environmental Protection Act. Municipal by-laws may also apply, depending on site location.

Building Code

Construction in Ontario is governed by the Ontario Building Code. It ensures the structural adequacy, healthy environment and fire safety of buildings. Depending on the particular site, there may be municipal regulations in addition.
